You’re not looking up there wondering if that dark spot is a problem. You’re not getting surprise letters from your insurance company about policy cancellations. And you’re definitely not dealing with a $15,000 emergency repair that could’ve been an $800 fix six months ago.
A roof inspection gives you documentation. Real answers about what’s failing, what’s fine, and what needs attention now versus later. You’ll know if that storm last month actually caused damage or if your roof is holding up fine.
Most importantly, you’ll have what you need for your insurance company, whether that’s proving your roof is in good shape for policy renewal or documenting legitimate storm damage for a claim. The inspection is free. The information it gives you isn’t.
We’ve been inspecting roofs across Park Village and Union County since we started in this business over 17 years ago. We’re licensed contractors with manufacturer certifications from the major shingle companies, which means we know exactly what we’re looking at when we’re on your roof.
We don’t charge for inspections because we’d rather you know what’s going on than avoid getting it checked due to cost. We work with your insurance company if there’s a claim involved, and we’ll tell you straight if you don’t actually need repairs yet.
Park Village homes deal with the same weather challenges as the rest of New Jersey—freeze-thaw cycles that crack shingles, nor’easters that test every weak point, humidity that accelerates aging. We’ve seen what fifteen winters does to a roof in this area, and we know what to look for.
You schedule a time that works for you. We show up, and a certified roof inspector goes up to check your entire roof—shingles, flashing, valleys, penetrations, everything that could be a problem now or become one soon.
We’re looking for wind damage, missing or cracked shingles, failing sealant, worn flashing around chimneys and vents, and any signs of water intrusion. We check your attic if needed to see if there’s damage you can’t see from outside. We document everything with photos.
After the inspection, you get a clear report. If there’s damage, we explain what it is, what caused it, and what it’ll take to fix it. If your roof is fine, we tell you that too. If you’re dealing with insurance, we provide the documentation they need and help you through that process.
The whole thing takes about an hour depending on your roof size. You’ll know more about your roof after that hour than you have since you bought the house.

A real roof inspection covers the entire system. Shingles get checked for cracks, curling, missing granules, and wind damage. Flashing around chimneys, skylights, and vents gets inspected for separation or rust. Valleys where two roof planes meet get extra attention because that’s where leaks start.
We check your gutters and downspouts because clogged or damaged gutters cause roof problems. We look at soffit and fascia for rot or pest damage. We inspect attic ventilation because poor airflow shortens your roof’s life.
In Park Village and Union County, we’re also looking for specific weather-related damage. Ice dam damage along the eaves. Shingle blow-offs from high winds. Hail impact if there was a recent storm. New Jersey weather is hard on roofs, and we know what that damage looks like versus normal aging.
You get photos of any issues we find, a written report that explains what’s wrong in plain language, and a recommendation for what should happen next. If you need the report for insurance, it’s detailed enough to support a claim. If you just want to know if your roof is okay, you’ll have that answer before we leave.
We don’t charge for roof inspections. Most roofing companies in the area charge between $200 and $400, but we’d rather you get your roof checked without worrying about the cost.
The inspection itself takes about an hour. You get a full report with photos and our assessment of what’s going on. If repairs are needed, we’ll give you a detailed estimate, but there’s no obligation to use us for the work.
The reason we do free inspections is simple—most roof problems get worse when people put off getting them checked. A $500 repair turns into a $5,000 problem because someone didn’t want to pay for an inspection. We’d rather you know what you’re dealing with.
If you’ve got an active leak, we start by finding where water is getting in. That’s not always where you see the water inside—leaks can travel along rafters or sheathing before they drip into your house.
We check the roof surface above where you’re seeing water. We inspect flashing, valleys, and any penetrations like vents or chimneys. We look in your attic to trace the water path and see how much damage has already happened. We check for mold or rot in the decking or framing.
Once we find the source, we explain what’s causing it and what it’ll take to fix it properly. Sometimes it’s a simple flashing repair. Sometimes it’s more involved. Either way, you’ll know exactly what you’re dealing with and what it costs to fix it right.
Yes. If you’re filing a claim for storm damage, you need documentation that shows what’s damaged and what caused it. A professional inspection provides that documentation.
We take detailed photos of the damage. We note the location and extent of every problem area. We provide a written report that explains what we found and connects it to the storm event. Insurance adjusters respect reports from licensed contractors with manufacturer certifications.
We’ve worked with insurance companies for years. We know what they need to see, and we know how to document damage in a way that supports your claim. If your adjuster wants to meet us on site, we’ll do that. We’re here to help you get the coverage you’re entitled to.
Every three to five years if your roof is under 15 years old and you haven’t had any storms. After a major storm—high winds, hail, or heavy snow—get it checked regardless of age.
If your roof is over 15 years old, annual inspections make sense. That’s when small problems start appearing, and catching them early extends your roof’s life. It’s also when insurance companies start asking questions about roof age and condition.
New Jersey weather accelerates roof aging. Freeze-thaw cycles, coastal humidity, and nor’easters all take their toll. What might last 25 years in a milder climate might only give you 20 here. Regular inspections help you stay ahead of problems instead of reacting to emergencies.
An inspection is diagnostic. We’re looking at your entire roof to assess its condition, find problems, and give you information. You might not need any work done—we’re just telling you what’s going on up there.
An estimate assumes you already know you need work done. It’s focused on pricing out specific repairs or replacement. It’s less about finding problems and more about solving ones you already know about.
We do both for free, but they serve different purposes. If you don’t know whether you have problems, you want an inspection. If you’ve got a leak or visible damage and you just need to know what it costs to fix, you want an estimate. Either way, we’ll give you straight answers about what your roof needs.
Absolutely. More insurance companies are requiring roof inspections before they’ll renew policies, especially for roofs over 15 years old. We provide the documentation they need.
We’ll inspect your roof and provide a detailed report on its condition. If it’s in good shape, that report satisfies most insurance requirements. If there are issues, we’ll tell you what needs to be addressed to meet their standards.
Some insurance companies have specific forms they want filled out. We can work with whatever documentation your insurer requires. The key is getting ahead of it—don’t wait until you get a non-renewal notice. If your roof is approaching 15 years old, get it inspected now so you’re not scrambling when your policy is up for renewal.
